How it works
When you buy through the club, the developer pays us a commission. This is standard practice in Thailand, 4% to 8% of the deal. We use it to run the team, the audit, the AI service, and legal support, and we return a share to you as cashback.
Your cashback grows with your verification tier: the more the club knows about you, the higher your share. This is a matter of trust and compliance, not marketing.

Cumulative system
On top of your tier base rate, cumulative additions apply. They do not expire, they do not reset, and they work on every following deal. The longer you are in the club and the more you buy through us, the more of the club's share stays with you.
Process
The AI or your manager finds a property to your criteria. Cashback is visible from the moment you choose.
You reserve the property with the developer. The cashback amount is fixed in the reservation agreement.
You sign the purchase agreement (SPA). The cashback amount and payout terms are fixed as a separate clause.
Funds transfer with the FET form. The club lawyer is alongside you.
The deal registers at the Phuket Land Office. The 30-day count starts here.
Cashback reaches your account in any currency (USD, EUR, RUB, THB) within 30 days.

A $485,000 deal at the Tier 2 base rate returns $11,640. The same deal for a resident with 3 years in the club and 2 closed deals returns $16,490 (+$4,850).
No. The price stays as listed. Cashback is written as a separate clause, so the deal value and the return to you are never conflated.
Cashback applies to deals where the club is the introducing party of record before the reservation. Speak with your advisor before you reserve so the clause can be put in place.
Cashback is paid only after the deal registers. If a deal is cancelled before registration, no cashback is due, and any held funds follow the SPA cancellation terms.
